On a warehouse floor the joints usually matter more than the surface. Failed joint seals spall under forklift wheels and the damage accelerates, so reinstating joints is often better value than resurfacing the whole slab. Where the surface does need work, it is specified for forklift loading and dust control, and staged bay by bay around receiving.

Warehouse floors get assessed differently to everything else we work on. The question is rarely how it looks. It is whether the joints are intact, whether the surface is generating dust, and whether a forklift crossing it is taking damage.

Often the honest answer is that the floor does not need resurfacing at all — it needs its joints reinstated and a few bays repaired. That is a smaller job than the one you asked us to quote, and we would rather tell you.

Why joints fail first

A slab this size is designed to move, and control joints are where it does. The joint seal keeps water and debris out of that gap. When the seal goes, the joint edges are unsupported, and a hard forklift wheel crossing an unsupported edge chips it. Once chipped, the edge takes more load off-centre, and the spalling accelerates from there.

Reinstating seals and rebuilding spalled edges arrests that. It is unglamorous, it is a fraction of the cost of a floor, and on a lot of warehouses it is the whole job.

Dust, and what actually causes it

A floor that dusts is usually a floor with a weak or friable surface layer — poor original finishing, a curing failure, or years of abrasion exposing the aggregate matrix. Sweeping moves it around; sealing over a friable layer traps a weak surface under a coating that then delaminates.

The fix is mechanical: grind off the weak layer to sound concrete, then densify and seal. That is a genuine resurfacing job and it is worth doing properly, because dust in a warehouse gets into stock, racking and machinery.

Working around receiving

We stage warehouse work bay by bay or aisle by aisle, so receiving and dispatch keep running. Racking rarely has to come out — we work around it and seal to the base rather than asking a business to empty a floor.

Cure and return-to-service times are stated up front, because a forklift on a floor that has not cured will mark it permanently.

The questions we get asked

Our floor is dusting badly. Does it need resurfacing?

Probably, yes. Dust means a weak friable surface layer, and sealing over it just traps the weakness. It gets ground off to sound concrete, then densified and sealed.

The joints are chipping at the edges. Is that the floor failing?

No, it is the joint seals failing and leaving the edges unsupported. Reinstating seals and rebuilding edges is a fraction of a full floor and often the entire job.

Do we have to empty the warehouse?

No. We work bay by bay or aisle by aisle around racking, sealing to the base. Receiving keeps running.

How soon can forklifts use it?

Stated on the quote for the specific product — and it is longer than for foot traffic. A forklift on an uncured floor marks it permanently.

Can you do line marking for aisles and racking?

Yes, set out as part of the program.
