Caloundra is genuinely coastal, so salt governs the specification: penetrating sealers, shorter reseal intervals, and washed aggregate over coloured films. Housing runs from older beach cottages to unit blocks, so slab age and ownership structure both vary. Unit hardstands and pool surrounds are the common jobs.
What we do here
Caloundra is close enough to the surf that salt is not a footnote in the specification, it is the specification. Airborne salt settles on horizontal surfaces, holds moisture against them, and shortens the working life of any coating sitting on top.
The method is unchanged — grind to sound concrete, test, repair, lay, seal. What changes is product selection and how honestly we describe maintenance. A single sealer application does not last a decade on a beachfront slab, and we will not pretend otherwise to win a quote.
- Pool surrounds at R11–R12
- Unit block hardstands and shared driveways
- Older beach cottage paths and entries
- Patios and outdoor rooms
- Sealer replacement on a coastal cycle
- Crack repair and joint replacement
What the slabs are like in Caloundra
Caloundra faces the open Pacific, and that is a harsher exposure than the sheltered bay suburbs. Surf generates far more airborne salt aerosol than a protected bay does, and onshore winds carry it several streets inland. Practically, a beachside Caloundra slab sees a more aggressive environment than a Moreton Bay slab at the same distance from water, and the reseal cycle is shorter again.
Salt is also hygroscopic — it holds moisture against the surface rather than drying off — so film sealers fail earlier here than anywhere inland. The sensible product is a penetrating sealer on a genuine coastal interval, quoted as a maintenance line rather than hidden.
The other Caloundra particular is holiday-let stock. A high proportion of the older units here are short-term rentals, which changes the brief: turnaround matters more than perfection, work has to fit between bookings, and the surface takes heavy barefoot traffic in summer. We specify for wear and grip on that basis, and stage the work to a fixed window.
Slab ages are genuinely unpredictable. An older beach cottage may sit on thin, unreinforced 1960s concrete while the block next door was poured to modern standards. We test each site rather than assuming from the postcode, and recommend replacement where that is the honest answer.
Wind is a real constraint on the day. Spraying a coating in a stiff onshore breeze wastes material and produces an uneven film, so we schedule around the weather rather than pushing through it.

How we schedule Caloundra work
The Sunshine Coast is a planned run from Springfield Lakes, not a day call. We group Caloundra quotes and jobs into trips, which is exactly how the rate stays level with a metro job — there is no travel premium on the square metre rate.
For unit blocks, notice matters more than speed. Residents need to know when their bay is unavailable, so we work to a program that can be circulated in advance and then hold to it.

What goes down most often here
Exposed aggregate
Washed back to reveal the stone. The South East Queensland driveway default, and the most forgiving surface underfoot.
See finishCovercrete / Covacrete
A trowelled cement overlay stamped or stencilled into pattern. Two to four millimetres over a sound slab.
See finishPlain concrete
One colour, no cuts, no pattern. The finish that disappears and lets the house do the talking.
See finishThe questions we get asked in Caloundra
How often will a beachfront slab need resealing?
More often than inland. We give you a realistic interval for the actual product rather than a marketing number — salt shortens the cycle and that is physics, not a defect.
Which finish lasts best this close to the surf?
Exposed aggregate. Its appearance does not depend on a film coating, so it weathers gracefully instead of going patchy.
Do you charge travel to the Sunshine Coast?
No. We group coast work into planned runs, which keeps the rate the same as a metro job.
Can residents use the driveway while you work on our unit block?
Yes. We stage shared driveways in halves and circulate the program in advance so nobody is caught out.
